We make real estate loans to companies that buy, renovate and construct properties. Loans are made at a maximum loan-to-value of 70% to provide a reasonable margin of safety. Real estate loans are secured by a first mortgage or deed of trust; and we pledge all of the collateral assigned to us and our security interest to a Security Trust to ensure proper collection should we become unable to, further protecting the interests of our investors.

Each time we make and underwrite a real estate loan, we present a new private investment opportunity for investors at Crowded House Capital. We've made it very easy. You simply login to our Project Room; click your mouse on a featured project to review pictures, watch videos, read “as-is” and “completed” project summaries, review project economics, learn about the projects assessed value, look at a map of project comparables, click on a PDF of supplemental disclosures, and much more. When you’re ready, simply click the green Invest button.

Clicking the Invest button will take you to an Investment Summary page with an interest rate slider. This page will tell you the minimum investment amount and the interests rates that correspond to increasing amounts of investment. Minimum investments typically start below $4,000.

When you're ready to make your investment, you simply click the blue Next or Make Investment button. This action will take you to the Investment Agreement. Instructions are straight forward and easy to follow. The entire investment process is designed to make it fast and easy for you to analyze an investment opportunity and to make an investment.

To join our community of investors you simply need to register, complete a short investor questionnaire and schedule a brief phone call with one or our associates. There’s no arbitrary waiting period. We simply have to follow the SEC’s guidance that we’ve met the conditions for private offerings to both accredited and non-accredited investors.
